These Terms and Conditions (“Terms”) form a legally binding agreement between the users , (“User(s)”, “you”, “your, customer(s), “yourself”) and Just Move Inn Private Limited (“JMI,” “we”, “us” or “our”). These Terms shall govern the use of the website , or any other websites through which JMI makes the Services available (collectively referred to as “Platform”) which enables the User to connect with us in relation to the Services (defined below) offered through the Platform. JMI, through its Platform, facilitates the display of accommodations (“Premises”), manages them end-to-end, and offers them for rent to customers (“Services”). Through agreements with property owners, JMI manages and operates the Premises, compensating the owners with a fixed fee. These Premises are then listed on the Platform, allowing customers to book their preferred accommodation.

Terms & Conditions

By using the Platform, you agree to abide by these Terms and Conditions (“Terms”), whether or not you register as a user of the Services. These Terms govern your access to and use of the Platform and the Services. Please review these Terms carefully before accessing, using, obtaining, or availing of any Services from JMI. If you do not agree with these Terms, you may refrain from the use of Platform and/or the Services. These Terms should be read alongside any other relevant terms and conditions governing the use of the Platform and Services. JMI reserves the right to amend these Terms at its sole discretion. It is your responsibility to stay informed of any changes to the Terms, and your continued use of the Platform and Services will constitute acceptance of these terms and any modifications thereafter. Failure to adhere to these Terms when using the Platform may result in civil and criminal penalties. You acknowledge and agree that JMI does not act as a real estate broker, agent, or insurer. JMI bears no responsibility for the actions of customers or other users of the Platform and Services, or for any accommodations, and disclaims all liability in this regard.

Key Terms

By registering for and/or using the Platform and the Services, you agree to abide by these Terms and all other operational rules, policies, and procedures posted on the Platform by us, each of which is included by reference and may be updated periodically without prior notice. Certain Services may be governed by additional terms and conditions specified by us from time to time, and your utilization of such Services is subject to those additional terms and conditions, which are integrated into these Terms. The terms and conditions governing the stay of residents at the residential accommodations featured on the Platform can be accessed here, and they are applicable to all JMI residents.


We reserve the right, in our sole discretion, to modify or replace any of these Terms, or change, suspend, or discontinue the Services (including without limitation, the availability of any feature, database, or content) at any time by posting a notice on the Platform or by sending you a notice, via e-mail or by another appropriate means of electronic communication. We may also impose limits on certain features and Services or restrict your access to parts or all of the Services without notice or liability. While we will timely provide notice of such modifications, it is also your responsibility to check these Terms periodically for revisions. Your continued use of the Services following notification of any changes to these Terms constitutes deemed acceptance of those changes.


You represent and warrant that you are at least 18 (eighteen) years of age. If you are below 18 (eighteen) years, you may, with your parent/ guardian’s written acknowledgement or consent, use the Services. We may, in our sole discretion, refuse to offer the Services to any person or entity and change the eligibility criteria at any time. You are solely responsible for ensuring that you are in compliance with these Terms along with all laws, rules and regulations applicable to you. JMI reserves the right to revoke access to the Services where these Terms or use of the Services is prohibited or to the extent of offering, sale or provision of the Services conflicts with any applicable law, rule or regulation. Further, the Services are offered only for your use, and not for the use or benefit of any third party.

How the Platform and Service Work?

The Platform lists accommodations pursuant to a signed arrangement between JMI and the owner of the premises, further to which, the customers can make bookings through the Platform and sign a booking/ accommodation agreement with JMI. JMI shall determine the fees which shall be displayed for each Premises on the Platform (“Accommodation Tariff”) for the Services and applicable taxes may be charged to the customer in addition to the Accommodation Tariff. You may view the accommodation listings as an unregistered visitor to the Platform. However, if you wish to book an accommodation, you must first register to create an Account (defined below). JMI is an operator of the Premises, manages the accommodations therein, and makes it available on the Platform for the guests/ customers to discover and book their accommodations. JMI does not own, sell, re-sell, furnish, rent, manage and/ or control properties, including, but not limited to motel rooms, other lodgings or accommodations or transportation or travel services. JMI’s role is solely to make available the accommodation on the Platform and provide the Services to the guests/ customers. Please note that all bookings will be made at the customer’s own risk.

Account Registration

To sign up for the Services, you may be required to register for an account on the Platform (“Account”). You must provide accurate and complete information and keep your Account information updated. You shall not: (i) select or use the username or the name of another person with the intent to impersonate that person; (ii) use a name as a username, subject to any rights of a person other than you, without appropriate authorization; or (iii) use, as a username, a name that is otherwise offensive, vulgar or obscene. Your Account information may include information that is personal to you, such as your name, email address and phone number (collectively, “personal details”). You must provide your own personal details, and not personal details of any third person. You must update your Account information to reflect any change to your personal details. If at any time any portion of your Account information is inaccurate or incomplete, or if you otherwise violate these Terms, we may in our sole discretion and without advance notice, suspend or terminate your access to Services, your Account or both. You are solely responsible for the activity that occurs on your Account, and for keeping your Account password secure. You may never use another person’s user account or registration information for the Services without permission. You must notify us immediately of any change in your eligibility to use the Services, breach of security or unauthorized use of your Account. You should never publish, distribute or post login information for your Account. In the event you wish to delete your existing account, you can send the request to .

Accommodation Listing

If you want your accommodation to be listed on JMI’s Platform, you can reach out to us through our contact details mentioned on the website. You will be asked a variety of questions about the accommodation to be listed, including, but not limited to, the location, capacity, size, features, availability of the accommodation and pricing and related rules and financial terms. To be included in the listings on the Platform, accommodations must present verifiable physical addresses, demonstrate ownership through relevant documentation, and undergo legal due diligence checks. Listings will be made publicly available on the Platform. Other members will be able to book accommodation/ Premises through the Platform based upon the information provided in your listing. Accordingly, you represent and warrant that any listing you post and the booking of, or customer stay at, an accommodation in a listing you post: (i) will not breach any agreements you have entered into with any third parties: and (ii) (a) will be in compliance with all applicable laws, tax requirements, and rules and regulations that may apply to any accommodation included in a listing you post, including, but not limited to, zoning laws and laws governing rentals of residential and other properties and (b) not conflict with the rights of third parties. Please note that JMI assumes no responsibility for compliance with any applicable laws, rules and regulations with respect to the Premises/ accommodation. Please note that JMI reserves the right, at any time and without prior notice, to remove or disable access to any accommodation listing for any reason, including listings that JMI, in its sole discretion, considers to be objectionable for any reason, in violation of these Terms or otherwise harmful to the Platform or Services. JMI recommends that the asset owners obtain appropriate insurance for their Premises. Please review any insurance policy that you may have for your accommodation carefully, and in particular please make sure that you are familiar with and understand any exclusions to, and any deductibles that may apply for, such insurance policy, including, but not limited to, whether or not your insurance policy will cover the actions or inactions of customers (and the individuals the customers invites to the accommodation, if applicable) while at the premises.

No Endorsement

JMI does not endorse any members or any accommodations. In addition, although these Terms require members to provide accurate information, we do not attempt to confirm, and do not confirm, any member’s purported identity. Except as provided in these Terms, we will not be responsible for any damage or harm resulting from your interactions with other members/ users of the Platform or the Services. By using the Platform and/ or Services, you agree that any legal remedy or liability that you seek to obtain for actions or omissions of other members or other third parties will be limited to a claim against the particular members or other third parties who caused you harm and you agree not to attempt to impose liability on, or seek any legal remedy from JMI with respect to such actions or omissions. Accordingly, we encourage you to communicate directly with the other members.

Security Deposits

  1. a) JMI may choose to include security deposits in the listings of the Premises (“Security Deposit”). Each listing will describe whether a Security Deposit is required for the applicable accommodation. If a Security Deposit is included in a listing for a confirmed booking of Accommodation. The Security Deposit less an amount equivalent ₹3000/- (Rupees One Thousand Nine Hundred Fifty Only) plus applicable taxes shall be refunded to every customer (“Exit Fees”). Such Exit Fees shall be payable by each customer towards maintaining the best practices of cleanliness and hygiene, carrying out sanitization, and fumigation or fogging in each of the rooms in the Premises, except in cases where a particular customer is residing at the Premises for a period of 12 (twelve) months or more.
    b) All customers shall initiate the process of exit from the Premises through the Platform only. Within a period of 10 (ten) days from the date of initiating such exit, the customer shall be able to view and provide acceptance/ consent on the Platform in respect of the proposed final Security Deposit along with any additional charges payable on account of the notice period, damages caused or otherwise (“Settlement Confirmation Amount”) being reflected therein.
    c) In the event, the customer acknowledges and confirms such Settlement Confirmation Amount by the 5th, 15th and, 25th day of any month (“Proposed Dates”), then the Settlement Confirmation Amount shall be refunded by the 10th, 20th, and 30th day respectively of the following month provided the customer has vacated the given property.
    d) If any customer initiates the exit on the Platform but fails to confirm and complete it in entirety including but not limited to omitting to consent/ acknowledge the Settlement Confirmation Amount, then JMI shall consider it to be deemed acceptance post expiry of 15 (fifteen) days from the date of initiation of such exit by the customer.
    e) To clarify further:
    Any and all amounts including the Settlement Confirmation Amount shall be refunded as per the payment mode selected by the customer and/or saved by JMI;
    • if the exit of any customer falls on any day between the Proposed Dates, the Settlement Confirmation Amount shall be refunded to the customer only in the following cycle; and
    • any amount which is due from the customer, if not settled, shall be payable to JMI and the JMI shall have the discretion to take appropriate steps to recover such amount.


Goods and Services Tax (“GST”) shall be applicable at the rate of 12% on the rental amount. In case you have subscribed for food services a GST of 5% shall be liable and 18% on any other service, in case you wish to avail.

Damage to Accommodations

As a customer, you are responsible for leaving the accommodation in the condition it was in when you arrived, and you acknowledge and agree that, you are responsible for your own acts and omissions and are also responsible for the acts and omissions of any individuals who you invite to, or otherwise provide access to the accommodation. In the event there is any evidence of damage claimed by JMI, you agree to pay the cost of replacing the damaged items with equivalent items. After being notified of the claim and given forty eight (48) hours to respond, the payment will be charged to and taken from the Security Deposit. If we are unable to collect payment from you, you agree to remit payment for any damage to the accommodation/ Premises to JMI. You as a customer, agree to cooperate with and assist JMI in good faith, and to provide JMI with such information and take such actions as may be reasonably requested by JMI, in connection with any complaints or claims made by members relating to accommodations or any personal or other property located at the accommodation/ Premises or with respect to any investigation undertaken by JMI or its representative regarding use or abuse of the Platform or the Services. If you are a customer, you understand and agree that JMI reserves the right, in its sole discretion, to make a claim under your homeowner’s, renter’s or other insurance policy related to any damage or loss that you may have caused or been responsible for to an Accommodation or any personal or other property located at an Accommodation. You agree to cooperate with and assist JMI in good faith, and to provide JMI with such information as may be reasonably requested by JMI in order to make a claim under your homeowner’s, renter’s or other insurance policy, including, but not limited to, executing documents and taking such further acts as JMI may reasonably request to assist JMI in accomplishing the foregoing.

Utility Charges

You responsible for covering electricity charges, water charges, and other applicable utility bills, subject to applicable taxes, on a monthly basis for which you shall be given an invoice. If you vacate the premises in the middle of the month, these charges will be prorated accordingly

Member Conducts

We may, in our sole discretion, permit members to post, upload, publish, submit or transmit content. By making available any content on or through the Platform and Services, you hereby grant to JMI, a worldwide, irrevocable, perpetual, non-exclusive, transferable, royalty-free license, with the right to sublicense, to use, view, copy, adapt, modify, distribute, license, sell, transfer, publicly display, publicly perform, transmit, stream, broadcast, access, view, and otherwise exploit such content only on, through, or by means of the Platform and Services. JMI does not claim any ownership rights in any such content and nothing in these Terms will be deemed to restrict any rights that you may have to use and exploit any such content. You acknowledge and agree that you are solely responsible for all content that you make available through the Platform and Services. Accordingly, you represent and warrant that: (i) you either are the sole and exclusive owner of all content that you make available through the Platform and Services or you have all rights, licenses, consents and releases that are necessary to grant to JMI the rights in such content, as contemplated under these Terms; and (ii) neither the content nor your posting, uploading, publication, submission or transmittal of the content or JMI’s use of the content (or any portion thereof) on, through or by means of the Platform and the Services will infringe, misappropriate or violate a third party’s patent, copyright, trademark, trade secret, moral rights or other proprietary or intellectual property rights, or rights of publicity or privacy, or result in the violation of any applicable law or regulation.


The Platform and Services may contain links to third-party websites or resources. You acknowledge and agree that JMI is not responsible or liable for: (i) the availability or accuracy of such websites or resources; or (ii) the content, products, or services on or available from such websites or resources. Links to such websites or resources do not imply any endorsement by JMI of such websites or resources or the content, products, or services available from such websites or resources. You acknowledge sole responsibility for and assume all risk arising from your use of any such websites or resources or the content, products or services on or available from such websites or resources.

Booking/Accommodation Agreement

A booking/ accommodation agreement is a legal document that serves as a valid proof of contract and addresses and outlines the rights and obligations of both the customer and JMI. Please note that for any legal document to have evidentiary value, it is essential that it be adequately stamped and therefore, the customer shall pay an amount of INR 885/- (Indian Rupees Eight Hundred and Eighty Five only) (inclusive of applicable taxes) for the State of Karnataka and INR 590/- (Rupees Five Hundred Ninety Only) (inclusive of applicable taxes) for all other cities(execpt Mumbai and Pune) towards stamp duty, handling and other miscellaneous charges for the execution of the booking/ accommodation agreement. However, if the booking/ accommodation agreement is not executed within the 7 (seven) days, the customer shall be liable to pay additional charges amounting to INR 500/- (Indian Rupees Five Hundred Only) along with the abovementioned charges for the execution of the booking/ accommodation agreement. Upon the expiry of 11 (eleven) month period, the booking/ accommodation agreement will be re-executed for the next 11 (eleven) months and the aforesaid charges will be applicable on the customer.


We welcome and encourage you to provide feedback, comments and suggestions for improvements to the Platform and Services (“Feedback”). You may submit Feedback by emailing us at or through the contact us section of the Platform at . You acknowledge and agree that all Feedback will be the sole and exclusive property of JMI and you hereby irrevocably assign to JMI all of your rights, title, and interest in and to all Feedback, including without limitation all worldwide patent, copyright, trade secret, moral and other proprietary or intellectual property rights therein. At JMI’s request and expense, you will execute documents and take such further acts as JMI may reasonably request to assist JMI to acquire, perfect, and maintain its intellectual property rights and other legal protections for the Feedback.

Copyright Policy

JMI respects copyright law and expects its users to do the same. It is JMI’s policy to terminate in appropriate circumstances the Accounts of members or other account holders who repeatedly infringe or are believed to be repeatedly infringing the rights of copyright holders.

Termination and JMI Account

We may, in our discretion and without liability to you, with or without cause, with or without prior notice and at any time: (a) terminate these Terms or your access to the Platform and Services, and (b) deactivate or cancel your JMI Account. Upon termination we will promptly pay you any amounts we reasonably determine we owe you in our discretion, which we are legally obligated to pay you. In the event JMI terminates these Terms, or your access to the Platform and Services or deactivates or cancels your JMI Account you will remain liable for all amounts due hereunder. You may cancel your JMI Account at any time via the ‘Cancel Account’ feature on the Platform or by sending an email to . Please note that if your JMI Account is cancelled, we do not have an obligation to delete or return to you any content you have posted to the Platform, including, but not limited to, any reviews or Feedback.

Disclaimers: Limitation of Liability

You are solely responsible for your interactions and arrangements with other individuals, including users and members of the Platform and Services. We shall not be responsible We make no representations or warranties as to: (i) the conduct of users or members; (ii) users’ or members’ compatibility with current or future members, including fellow JMI community residents or neighbours; or (iii) any information concerning any activities or arrangements suggested by users or members. In no event shall we, nor our directors, employees, agents, partners, suppliers or content providers, be liable under contract, tort, strict liability, negligence or any other legal or equitable theory with respect to the Services: (i) for any damages arising out of or relating to your or anyone else’s conduct in connection with the services, including, without limitation bodily injury, emotional distress and any damages resulting in any way from communications, meetings, activities or arrangements with users, members or persons you may otherwise meet through the services; (ii) for any lost profits, data loss, cost of procurement of substitute goods or services, or special, indirect, incidental, punitive, compensatory or consequential damages of any kind whatsoever (however arising); (iii) for any bugs, viruses, trojan horses, or the like (regardless of the source of origination). You agree to take reasonable precautions and exercise the utmost personal care in all interactions with other users or members or any other individual you come into contact with through the Services, particularly if you decide to meet such users, members or individuals in person. You understand and agree that we make no guarantees, express or implied, regarding your compatibility with users, members or other individuals you meet through the Services, including any fellow JMI community residents or neighbours. For example, you should not, under any circumstances, provide your financial information (e.g., credit card or bank account numbers) to other individuals. We strongly advise you to use the utmost caution before sharing any personally identifiable information with others, including users and members. We do not and cannot assure you that it is safe for you to have direct contact with any other individual that you come into contact with through the Services. If you believe that any individual is harassing you or is otherwise using personal information about you for unlawful purposes, we encourage you to first inform local law enforcement authorities, and then to contact us at so that we may take appropriate action. By using our services and residing in our accommodations, you acknowledge and agree that you are responsible for the safety and security of your personal belongings. JMI shall not be held liable for any loss, damage, or theft of your belongings during your stay. We advise all residents to take necessary precautions to safeguard their belongings at all times.


You shall defend, indemnify, and hold harmless JMI, our affiliates and each of our and their respective employees, contractors, directors, suppliers and representatives from all liabilities, claims, and expenses, including reasonable attorneys’ fees, that arise from or relate to your use or misuse of, or access to, the Services, content, violation of these Terms, or infringement by you, or any third party using your Account or identity in the Services, of any intellectual property or other right of any person or entity. We reserve the right to assume the exclusive defence and control of any matter otherwise subject to indemnification by you, in which event you will assist and cooperate with us in asserting any available defences.

JMI Package Options

  1. You shall have the option to choose from the package options (“Packages”) available on the specific property’s website for renting accommodation in the Residential Dwelling Space. The available package options may include variations in rental rates, amenities/services provided, and duration of stay.
  2. You may choose your suitable Package from the options available.

Terms of the Package Offered:

  1. You agree to stay at the Premises for the entire duration specified in the chosen package option (“Commitment Period”).
  2. The discount shall be applicable only if commit to stay at the premises for a continuous period of term as applicable under the Package chosen, from the commencement date of the accommodation agreement.
  3. The discount shall be applied to the monthly rental amount payable by you for the duration of the Commitment Period.
  4. The discount is non-transferable and non-negotiable and shall not be combined with any other offers or discounts unless expressly agreed upon in writing.

Consequences of Breach

  1. In the event you chooses a Package option with a specified Commitment Period and vacates the premises before the expiration of the Commitment Period, JMI reserves the right to retain the Resident Security Deposit in full.
  2. The security deposit shall be retained by JMI as compensation for any losses incurred due to the early termination by you, including but not limited to lost rental income, administrative costs, and re-marketing expenses.

Reporting Misconduct

If you stay with who you feel is acting or has acted inappropriately, including but not limited to, anyone who: (i) engages in offensive, violent or sexually inappropriate behavior; (ii) you suspect of stealing from you; or (iii) engages in any other disturbing conduct, you should immediately report such person to the appropriate authorities and then to JMI by contacting us with your police station and report number at , provided that your report will not obligate us to take any action beyond that required by law (if any) or cause us to incur any liability to you.
